LAKE SAMMAMISH SERENITY

Deck Remodel

This project involved a complete deck rebuild, including selective joist reframing to restore structural integrity. Due to living space below, a high-performance TPO roofing membrane was installed to provide durable waterproofing. We integrated the ARDEX Watec® drainage system to manage moisture and prevent tile failure, then installed 48x24 travertine-style pavers for a precise, low-maintenance surface. The existing railing was reinstalled, and new tongue-and-groove cedar siding was added to complement the exterior. The result is a structurally sound, waterproofed deck with premium finishes designed for long-term performance.

VISION

Built to last, designed to impress — we turned a leaky deck into a lakefront showpiece with bones, brains, and beauty.

This lakefront deck remodel was a full structural and aesthetic overhaul designed to enhance performance, longevity, and curb appeal. The original deck showed signs of water intrusion, slope issues, and aging materials, all of which required a comprehensive rebuild from the ground up.

We began by removing the existing assembly and reframing key portions of the joists to restore structural integrity. Because this deck sits directly above a finished living space, one of the primary goals was to ensure complete waterproofing. To address that, we installed a TPO (thermoplastic polyolefin) roofing membrane—an extremely durable, single-ply system known for its strength, flexibility, and resistance to UV exposure. This created a reliable waterproof barrier between the deck surface and the rooms below, protecting the interior from any future water damage.

On top of the membrane, we installed the ARDEX Watec® Drainage System, a thin, high-performance uncoupling and drainage solution specifically designed for outdoor tiled surfaces. This system creates a capillary passive drainage layer that redirects moisture and helps protect the integrity of the tile assembly over time. It's ideal for outdoor use in our Pacific Northwest climate, where managing rainwater effectively is critical for longevity.

We then installed large-format 48x24 travertine-style pavers, chosen for their clean lines and timeless appeal. All grout lines were treated with high-grade silicone grout to ensure flexibility and long-term resistance to cracking, movement, or water infiltration.

To support proper drainage and long-term performance, we corrected the slope of the deck and rebuilt the subfloor where necessary. A new 6K seamless gutter system was installed around the perimeter to manage runoff efficiently, preserving both the new deck structure and the areas below.

We reinstalled the existing railing system to tie in with the new finish, and updated the exterior with tongue-and-groove clear cedar siding—bringing warmth and texture to the overall design and complementing the surrounding architecture.

This project is a great example of combining technical precision with high-end finishes. From structural corrections to premium waterproofing and aesthetic upgrades, every layer of this deck was designed to deliver lasting performance and visual impact.
