2 elevated balconies with living space below were allowing water to sit, seep through a failing membrane, and slowly damage the structure and siding. We rebuilt the deck from the sheathing up, corrected slope, rerouted drainage, installed an Ardex Watec system, and finished with porcelain tile over a true drainage plane.

A heavy, dark kitchen and worn hardwood floors were completely reimagined without changing the footprint of the home. New cabinetry, quartz counters, custom tile, restored hardwoods, refreshed fireplaces, and a full interior repaint turned this house from dated to intentional.

This wasn’t off-the-shelf siding. We special ordered 3/4 inch cedar and had it custom milled with a true rough face so the texture, depth, and shadow lines matched the architecture of the home.

With all the sharp angles, soffit returns, and changing planes, we laid the boards out like a mapped pattern. Board widths and seams were sequenced so the vertical rhythm stayed consistent as it wrapped corners and climbed faces.

Behind it all, the flashing and weatherproofing were built to handle every transition correctly.

From the street it feels simple. Up close, you see how intentional every line had to be.

This project involved a complete bathroom renovation centered around a seamless microcement finish applied to all walls and ceilings, paired with a custom walk in shower, new vanity, and a wall mounted toilet system. The goal was to create a clean, modern space with minimal visual breaks while upgrading the underlying plumbing and infrastructure to support long term performance.

This project included the renovation of 2 bathrooms with a focus on function, durability, and a cohesive modern aesthetic. The guest bathroom received a new tub and shower replacement, while the primary bathroom was fully reworked with a tub to walk in shower conversion featuring a custom glass enclosure. Both spaces were redesigned with intentional material selections, warm metal finishes, and clean tile work to create bathrooms that feel elevated without being overdesigned.

This project involved a full exterior upgrade combining structural repair, modern finishes, and custom fabrication. We rebuilt the existing deck from the framing up, repairing compromised joists and installing a waterproof Ardex WATECH drainage system to protect the structure below. The surface was finished with large format 24 x 24 porcelain tile for a clean, contemporary look. Custom aluminum railings were fabricated and powder coated in bronze, paired with 1/4 tempered glass panels featuring partial frost with 12 inches of clear glass at the top to preserve views while adding privacy.

The scope also included a complete entry way renovation. The old concrete steps and failing railings were removed and replaced with new tile finishes and a custom fabricated railing system. The entry railings were built at 40 inches tall with side mount posts and a bronze powder coat to match the deck, creating a cohesive exterior design. A new 5k aluminum gutter system was installed to properly manage water and extend the life of the structure.

This Kirkland remodel blends modern design with everyday comfort. ITQ transformed the kitchen, dining, and bath with custom cabinetry, marble finishes, and warm wood details. This project involved a complete deck rebuild, including selective joist reframing to restore structural integrity. Due to living space below, a high-performance TPO roofing membrane was installed to provide durable waterproofing. We integrated the ARDEX Watec® drainage system to manage moisture and prevent tile failure, then installed 48x24 travertine-style pavers for a precise, low-maintenance surface. The existing railing was reinstalled, and new tongue-and-groove cedar siding was added to complement the exterior. The result is a structurally sound, waterproofed deck with premium finishes designed for long-term performance.
