LAKEVIEW TERRACE DECK AND ENTRY TRANSFORMATION
EXTERIOR DECK REBUILD AND ENTRY WAY RENOVATION
This project involved a full exterior upgrade combining structural repair, modern finishes, and custom fabrication. We rebuilt the existing deck from the framing up, repairing compromised joists and installing a waterproof Ardex WATECH drainage system to protect the structure below. The surface was finished with large format 24 x 24 porcelain tile for a clean, contemporary look. Custom aluminum railings were fabricated and powder coated in bronze, paired with 1/4 tempered glass panels featuring partial frost with 12 inches of clear glass at the top to preserve views while adding privacy.
The scope also included a complete entry way renovation. The old concrete steps and failing railings were removed and replaced with new tile finishes and a custom fabricated railing system. The entry railings were built at 40 inches tall with side mount posts and a bronze powder coat to match the deck, creating a cohesive exterior design. A new 5k aluminum gutter system was installed to properly manage water and extend the life of the structure.

VISION
Rebuilt from the structure out. Clean lines, modern materials, and details that hold up to the elements while framing the view exactly the way they should.
This project started with a hard truth that a lot of elevated decks hide until it’s too late. The finishes may look acceptable from above, but underneath the surface the framing had begun to fail. Water had been finding its way into the structure for years, slowly compromising joists and shortening the lifespan of the deck. Before any new materials were installed, we opened everything up and addressed the structure head on.
Damaged framing was removed and rebuilt where needed, then the entire deck was converted to a fully waterproofed system using an Ardex WATECH drainage assembly. This is the kind of work most people never see, but it’s what determines whether a deck lasts a few seasons or performs for decades. Water is now captured, directed, and drained properly, keeping the framing dry and eliminating the conditions that lead to rot and mold.
Once the system was locked in, the focus shifted to design and material selection. Working closely with the homeowners, our in house designer Kara helped guide tile selection and refine the overall color palette so the finishes felt intentional and cohesive with the home and surrounding landscape. The large format 24 x 24 porcelain tile was chosen for its durability, clean geometry, and ability to handle freeze thaw cycles without movement. Its scale visually opens the deck and keeps the view as the focal point rather than the floor itself.
Custom aluminum railings were designed and fabricated specifically for this project, then powder coated in bronze for a warm, architectural finish. The infill panels combine 1/4 tempered glass with a partial frost, leaving the top 12 inches clear. This detail balances privacy and openness, allowing light and views to pass through while still creating a sense of enclosure and comfort on an elevated deck.
The entry way was redesigned with the same attention to structure and detail. The original concrete steps and failing railings were removed and replaced with a tiled entry and custom fabricated railing system built to code at 40 inches tall with side mounted posts. The bronze powder coat ties the entry back to the deck, creating a seamless transition from arrival to outdoor living space.
To complete the system, a new 5k aluminum gutter package was installed to properly manage roof and deck runoff, further protecting the structure and finishes below.
This was a true design and build project from start to finish. Every decision, from framing and waterproofing to finishes and railings, was handled in house to ensure the system worked as a whole. The result is not just a visual upgrade, but confidence. The homeowners can now spend more time on their deck, enjoy the view, and entertain without the underlying worry of moisture damage or hidden structural issues.
